Furnace Installation & Replacement in Bellevue, WA

A new furnace is a major investment, and you want it done right. HotWire installs gas and electric furnaces in homes across Bellevue — from compact furnaces in Downtown condos to high-capacity units in large Lakemont homes. We start with a proper load calculation, help you pick the right efficiency level for your budget, handle the permits, and install the system to manufacturer specifications. Every installation includes a warranty and our guarantee that the system is sized, installed, and running correctly.

Choosing the Right Furnace

  • Single-stage vs. two-stage vs. modulating — Single-stage furnaces run at full blast or not at all. Two-stage units have a low and high setting for better comfort. Modulating furnaces adjust output in small increments for the quietest, most even heat. Each step up costs more but delivers better comfort and efficiency.
  • Efficiency ratings (AFUE) — Standard furnaces run 80% AFUE. High-efficiency condensing furnaces hit 95-98% AFUE, meaning almost every dollar of gas becomes heat. For Bellevue’s long heating season, the gas savings from a high-efficiency unit pay back the extra cost over 5-7 years.
  • Gas vs. electric — Natural gas is the most common choice in Bellevue. Electric furnaces cost less to install but more to operate. Heat pumps are a third option that can heat and cool with one system — increasingly popular in the Pacific Northwest.
  • Sizing matters — An oversized furnace heats the house quickly but cycles off before air is distributed evenly. An undersized unit runs constantly and never catches up on the coldest days. We calculate the right size for your specific home.
  • Ductwork condition — A new furnace pushing air through leaky, undersized, or poorly insulated ductwork won’t perform as promised. We inspect your ductwork and recommend repairs or improvements when needed.

Gas Furnace Installation in Bellevue

Gas furnaces are the most popular heating choice in Bellevue for their fast heat output and lower operating costs compared to electric. We install 80% and 95%+ AFUE gas furnaces from Lennox, Trane, Carrier, Goodman, and other major brands. High-efficiency models require a condensate drain and PVC venting — we handle all of that as part of the installation.

Furnace Replacement in Bellevue

Replacing an old furnace involves more than swapping boxes. We remove the old unit, inspect and seal ductwork connections, install the new furnace with proper clearances, connect gas and electrical, install new venting if needed, and commission the system with a full test run. The old equipment is removed and recycled properly.

Gas Furnace Replacement Cost

Furnace replacement cost in Bellevue depends on the efficiency level, brand, and installation complexity. Standard 80% AFUE furnaces start around $3,500 installed. High-efficiency 96% AFUE furnaces range from $5,000 to $8,000 installed. Premium modulating furnaces with variable-speed blowers can reach $8,000-$10,000. We provide detailed, itemized quotes so you know exactly what you’re paying for.

Furnace Installation for Older Bellevue Homes

Many Bellevue homes built in the 1960s-1980s in neighborhoods like Bridle Trails, Vuecrest, and Tam O’Shanter have original or second-generation furnaces that are well past their useful life. We specialize in upgrading these homes — matching new equipment to existing ductwork, improving venting, and sometimes recommending duct modifications for better performance.

Furnace installation in Bellevue ranges from $3,500 to $10,000 depending on the furnace type, efficiency rating, and installation requirements. Standard efficiency (80% AFUE) replacements are the most affordable. High-efficiency condensing models and premium variable-speed units cost more. We provide free, detailed quotes.
A standard furnace replacement in Bellevue takes one day — typically 6-8 hours. Installations requiring ductwork modifications, new gas lines, or complex venting take longer, usually 1.5-2 days. We schedule the work to minimize disruption to your household.
For Bellevue's climate with 6+ months of heating season, a high-efficiency condensing furnace (95-98% AFUE) usually pays for itself in gas savings within 5-7 years compared to an 80% unit. If you plan to stay in your home long-term, high efficiency is the better investment. We'll help you calculate the payback based on your gas usage.
Yes. Complete removal and disposal of your old furnace is included in every HotWire installation in Bellevue. We disconnect gas and electrical, remove the unit, clean the installation area, and recycle the old equipment properly.

Our refrigerator stopped properly cooling. While it wasn't completely out. it just wasn't cool enough to keep things fresh. Called Hotwire on Friday. Technician came out Saturday morning. Vlad is a young fellow but very knowledgeable. He quickly diagnosed the problem which was a frozen stuck fan. After removing the freezer tray, he pulled out his magic steamer gadget and defrosted the coils. He did a thorough job cleaning up and putting everything together. Happy to have things running again ahead of Superbowl Sunday.

The team here was great. I had an issue with a dishwasher, they were quick to diagnose it and informed us of reasonable alternatives. We chose to repair it, they ordered the part and installed it. Throughout, they were communicative, helpful, and nice. The price was reasonable as well. I'd go back to them for any appliance issues in the future!

My LG fridge/freezer stopped cooling. I called Rain City around 8pm, and they were able to get a technician out before Noon the next day. After inspecting the problem the tech informed me that the compressor went out, which is a somewhat common problem on LGs. He'd be able to fix it right away if I wanted. Given the labor needed to replace the compressor, I decided to just replace the refrigerator instead.
I was pleased how he explained the issue and presented me with various options. I'd definitely recommend.
