HVAC, Refrigerator & Appliance Repair in Bellevue, WA

Half of Bellevue was built in the ’60s and ’70s — ramblers on Somerset Hill, split-levels in Lake Hills, ranch houses off 148th — and the furnaces and AC in these homes are running on borrowed time. Near the lake it’s worse because the moisture eats outdoor units alive, and over in Bridle Trails everything gets packed with pine needles by May. We do furnaces, heat pumps, fridges, dishwashers, AC — same day, Factoria to Bel-Red.

Home Appliance Repair Services in Bellevue, WA

Hard water off the Eastside supply eats dishwasher pumps and washing machine valves — Lake Hills and Crossroads homes get it worst. Fridges in Somerset and Newport Hills run hot because half of them are crammed into cabinets with no airflow, and that kills compressors early. Winter storm power flickers are another thing — Samsung and LG control boards fry on dirty shutdowns, and we've been replacing those boards in Bellevue all season. Common parts are on the truck, most jobs done same day.

Commercial Appliance Repair Services in Bellevue, WA

Walk-in cooler dies at a restaurant on Main Street — that's a Friday night call, not Monday morning. Ice machines at Crossroads Mall food court, commercial fridges in Bel-Red kitchens, dishwashers in office break rooms along 112th — all stuff that breaks under heavy use and can't wait. A lot of Bellevue's restaurant kitchens run commercial wok ranges and high-BTU burners that burn through igniters and gas valves fast. We show up evenings and weekends for commercial jobs.

Furnace, Heat Pump & AC Repair in Bellevue

Gas furnaces in Lake Hills and Somerset have been there since the '70s — ignitors burn out, flame sensors corrode, heat exchangers crack and leak CO. We fix all of it on site, same day. Heat pumps that got rushed in after the 2021 heat dome are now leaking refrigerant and dying below 30°F — we recharge, replace compressors, swap defrost boards. AC only runs three months here, but when July hits 90+ and your second floor is ten degrees hotter than downstairs, we're the ones who show up that afternoon.

This one had a slow refrigerant leak at the compressor fitting — system kept losing charge and shutting down on low pressure. We found the leak with nitrogen, brazed the joint, pulled a vacuum, and recharged. Holds steady now.

Oven wouldn't hold temperature — kept shutting off mid-cycle. Pulled the bottom panel and found a weak ignitor barely glowing. Replaced it, ran a burn test, holds 350°F steady now.

Refrigerator Repair Bellevue WA

Whirlpool side-by-side wasn't cooling on the fridge side — freezer worked fine. Evaporator fan behind the back panel was frozen solid. Defrosted it, replaced the defrost thermostat so it doesn't happen again. Fridge back down to 37°F.

Our refrigerator stopped properly cooling. While it wasn't completely out. it just wasn't cool enough to keep things fresh. Called Hotwire on Friday. Technician came out Saturday morning. Vlad is a young fellow but very knowledgeable. He quickly diagnosed the problem which was a frozen stuck fan. After removing the freezer tray, he pulled out his magic steamer gadget and defrosted the coils. He did a thorough job cleaning up and putting everything together. Happy to have things running again ahead of Superbowl Sunday.

The team here was great. I had an issue with a dishwasher, they were quick to diagnose it and informed us of reasonable alternatives. We chose to repair it, they ordered the part and installed it. Throughout, they were communicative, helpful, and nice. The price was reasonable as well. I'd go back to them for any appliance issues in the future!

My LG fridge/freezer stopped cooling. I called Rain City around 8pm, and they were able to get a technician out before Noon the next day. After inspecting the problem the tech informed me that the compressor went out, which is a somewhat common problem on LGs. He'd be able to fix it right away if I wanted. Given the labor needed to replace the compressor, I decided to just replace the refrigerator instead.
I was pleased how he explained the issue and presented me with various options. I'd definitely recommend.

What Bellevue Homeowners Ask About HVAC & Appliance Repair

My heat pump doesn't heat below 30°F — is that normal?

Depends on the unit. A lot of heat pumps installed in Bellevue after 2021 were single-stage models that weren't sized for real cold snaps. If yours runs nonstop and the house never gets warm, it's probably undersized or low on refrigerant. We check both on the first visit.

Why is my second floor so much hotter than downstairs in summer?

Most Bellevue homes built in the '60s–'80s have one thermostat on the main floor and ductwork that was never designed for AC. Hot air rises, single-zone system can't keep up. Options are a duct damper rebalance, a mini-split upstairs, or sometimes just a return air vent added to the second floor.

Is it worth switching from gas to a heat pump in Bellevue?

Right now, yes — Energy Smart Eastside offers up to $6,000 off on qualifying heat pump installs if you're switching from gas. Stack that with PSE and federal rebates and the out-of-pocket drops fast. We install Mitsubishi, Bryant, and Carrier units that qualify.

My Samsung fridge stopped making ice after a power outage — what happened?

Samsung ice makers are sensitive to power flickers. The control board resets and sometimes doesn't recover on its own. We see this a lot in Bellevue during winter storm season. Usually it's the ice maker module or the main board — we carry both.

Why does my dishwasher leave white film on everything?

Eastside water is harder than people think. Mineral deposits build up on the inlet valve and spray arms. Eventually the valve fails and dishes come out worse no matter what detergent you use. We replace the valve and flush the lines — fixes it.

Should I repair or replace my 25-year-old furnace?

If the repair is under $500, fix it. If it's a heat exchanger, blower motor, or gas valve on a furnace that old — you're putting money into something that'll break again next winter. A lot of Somerset and Newport Hills homes are at that point right now. We'll give you real numbers on both options so you can decide.
