Gas furnaces in Lake Hills and Somerset have been there since the '70s — ignitors burn out, flame sensors corrode, heat exchangers crack and leak CO. We fix all of it on site, same day. Heat pumps that got rushed in after the 2021 heat dome are now leaking refrigerant and dying below 30°F — we recharge, replace compressors, swap defrost boards. AC only runs three months here, but when July hits 90+ and your second floor is ten degrees hotter than downstairs, we're the ones who show up that afternoon.
This one had a slow refrigerant leak at the compressor fitting — system kept losing charge and shutting down on low pressure. We found the leak with nitrogen, brazed the joint, pulled a vacuum, and recharged. Holds steady now.

Depends on the unit. A lot of heat pumps installed in Bellevue after 2021 were single-stage models that weren't sized for real cold snaps. If yours runs nonstop and the house never gets warm, it's probably undersized or low on refrigerant. We check both on the first visit.
