Commercial Dishwasher Repair in Sammamish, WA

A down commercial dishwasher shuts down front-of-house service in a Sammamish restaurant, closes the meal window at a school, and halts patient meal service at an assisted living facility. HotWire’s commercial dishwasher team responds fast with the parts and expertise to restore operation.

Commercial Dishwasher Failures We Diagnose

  • Water not reaching wash temperature — booster heater failed on high-temp machines, or the incoming water tempering valve failed on low-temp chemical-sanitizing units. Common on Hobart AM-series, Jackson Tempstar, and CMA Dishmachines EST after years of service.
  • Dishwasher won’t drain between cycles — drain solenoid failed, drain pump motor seized, or the drain line clogged with debris. On door-type and conveyor machines, drain diagnostics vary; we know the difference.
  • Wash arms not spinning or spraying unevenly — arms clogged with food debris or hard-water scale, wash pump impeller worn, or wash tank strainer bypassed. Sammamish Plateau water pushes minerals through equipment; scale is a persistent issue.
  • Chemical sanitizer or rinse aid not dispensing — chemical pumps or venturi injectors failed, or the chemical tubing collapsed. Coordinate with Ecolab or other chemical supplier as needed; we handle the mechanical side.
  • Conveyor rack machine belt or drive issue — Sammamish schools and some larger restaurants use conveyor rack machines (Hobart CL series, Champion 90) that have specific belt drive failure modes. Motor, chain, or clutch issues each with distinct diagnostics.
  • Loud grinding or bearing noise from wash pump — bearing failure imminent; if left, the pump will seize and damage the impeller and housing. Preventive replacement at bearing-noise stage is far cheaper than emergency replacement.

Commercial Dishwasher Types We Service

Undercounter dishwashers — the compact commercial units common in Sammamish coffee shops, cafes, and small restaurants — from Hobart LXe, Jackson Avenger LT/HT, CMA GL-X, Champion UH, and Meiko M-iClean. These serve modest volumes (up to 30 racks/hour typically) and fit under bar counters. Door-type dishwashers — the medium-volume workhorses — from Hobart AM-Series, Jackson Tempstar, CMA EST/GL, Champion USN, and Meiko UPster serve mid-volume Sammamish restaurants (60–80 racks/hour). Conveyor rack dishwashers move racks continuously through the wash zone — Hobart CL-series, Champion 90-series, Jackson Rackstar — used in Sammamish schools, assisted living kitchens, and higher-volume restaurants. Flight-type dishwashers (rackless) serve very high-volume institutional kitchens; less common in Sammamish. Glass washers, silverware pre-soak machines, and specialty single-purpose units all get service through our commercial channels.

During business hours, emergency response for a Sammamish commercial dishwasher that's actively down typically arrives within 2–4 hours. After-hours dispatch is available for restaurants that need service before the next day's opening. Sammamish Highlands, Pine Lake Village, and Timber Ridge assisted living addresses are core commercial dispatch territory.
Common repairs: booster heater element $475–$795, wash pump motor $625–$975, drain pump $475–$725, chemical pump $325–$525, wash arm assembly $275–$525, thermostat $325–$475, control board $525–$895. Every quote flat-rate written before work. Repair typically far cheaper than replacement, which runs $8,000–$25,000+ depending on class.
Yes — factory-trained on Hobart CL/CLPS conveyor machines and Jackson Crew/Rackstar conveyor units. Sammamish school kitchens (Lake Washington SD and Issaquah SD both serve Sammamish) most often run these platforms; we service them regularly.
Yes — every dishwasher repair we complete includes a final test-and-document step. We verify wash temperature (or chemical sanitizer concentration for low-temp units) and provide written documentation showing values within required range. Copies go in your operational file for health inspections.

Commercial dishwasher repair is high-stakes work — a Sammamish restaurant with a down dishwasher can’t turn tables, a school can’t serve trays fast enough, and health-code violations follow if operation continues without sanitizing capability. Our commercial team prioritizes dishwasher calls in dispatch and typically arrives within 2–4 hours of an emergency call during business hours. After-hours emergency dispatch is available; we don’t triple the rate because the operation is desperate.

Beyond the mechanical repair, commercial dishwasher service touches health-code compliance directly. King County Public Health inspectors verify wash temperatures (150–160°F on high-temp) or chemical concentration (typically 50 ppm chlorine on low-temp) at service inspections. When we complete a dishwasher repair, we test and document the sanitizing parameters — temperature or chemical concentration — so you have current data for your inspection records.

Every repair is quoted flat-rate written before work when possible. 90-day workmanship warranty. Full manufacturer parts warranty on major components. Preventive maintenance contracts available — quarterly or semi-annual — for Sammamish commercial kitchens looking to reduce emergency callouts. Boot inspection, wash arm cleaning, jets clearing, thermostat calibration, chemical pump servicing on scheduled intervals.

Our refrigerator stopped properly cooling. While it wasn't completely out. it just wasn't cool enough to keep things fresh. Called Hotwire on Friday. Technician came out Saturday morning. Vlad is a young fellow but very knowledgeable. He quickly diagnosed the problem which was a frozen stuck fan. After removing the freezer tray, he pulled out his magic steamer gadget and defrosted the coils. He did a thorough job cleaning up and putting everything together. Happy to have things running again ahead of Superbowl Sunday.

The team here was great. I had an issue with a dishwasher, they were quick to diagnose it and informed us of reasonable alternatives. We chose to repair it, they ordered the part and installed it. Throughout, they were communicative, helpful, and nice. The price was reasonable as well. I'd go back to them for any appliance issues in the future!

My LG fridge/freezer stopped cooling. I called Rain City around 8pm, and they were able to get a technician out before Noon the next day. After inspecting the problem the tech informed me that the compressor went out, which is a somewhat common problem on LGs. He'd be able to fix it right away if I wanted. Given the labor needed to replace the compressor, I decided to just replace the refrigerator instead.
I was pleased how he explained the issue and presented me with various options. I'd definitely recommend.
