HVAC Repair and Service in Kirkland

Kirkland's weather pattern creates a specific set of heating and cooling headaches. Winters stay above freezing most days but dip low enough at night to stress heat pumps during defrost cycles. Summers have gotten hotter — triple-digit days are no longer rare on the Eastside — and many older Kirkland homes were built without central air conditioning.

Recent HVAC & Appliance Jobs Near Kirkland, WA

Heat Pump Compressor Repair

This one had a slow refrigerant leak at the compressor fitting — system kept losing charge and shutting down on low pressure. We found the leak with nitrogen, brazed the joint, pulled a vacuum, and recharged. Holds steady now.

Oven Repair

Oven wouldn't hold temperature — kept shutting off mid-cycle. Pulled the bottom panel and found a weak ignitor barely glowing. Replaced it, ran a burn test, holds 350°F steady now.

Refrigerator Repair

Whirlpool side-by-side wasn't cooling on the fridge side — freezer worked fine. Evaporator fan behind the back panel was frozen solid. Defrosted it, replaced the defrost thermostat so it doesn't happen again. Fridge back down to 37°F.

Our refrigerator stopped properly cooling. While it wasn't completely out. it just wasn't cool enough to keep things fresh. Called Hotwire on Friday. Technician came out Saturday morning. Vlad is a young fellow but very knowledgeable. He quickly diagnosed the problem which was a frozen stuck fan. After removing the freezer tray, he pulled out his magic steamer gadget and defrosted the coils. He did a thorough job cleaning up and putting everything together. Happy to have things running again ahead of Superbowl Sunday.

The team here was great. I had an issue with a dishwasher, they were quick to diagnose it and informed us of reasonable alternatives. We chose to repair it, they ordered the part and installed it. Throughout, they were communicative, helpful, and nice. The price was reasonable as well. I'd go back to them for any appliance issues in the future!

My LG fridge/freezer stopped cooling. I called Rain City around 8pm, and they were able to get a technician out before Noon the next day. After inspecting the problem the tech informed me that the compressor went out, which is a somewhat common problem on LGs. He'd be able to fix it right away if I wanted. Given the labor needed to replace the compressor, I decided to just replace the refrigerator instead.
I was pleased how he explained the issue and presented me with various options. I'd definitely recommend.

What Kirkland Homeowners Ask About HVAC & Appliance Repair

How much does appliance repair cost in Kirkland?

Between $100 and $400 for most jobs. Refrigerators run $125–$500, washers $150–$400, dryers and dishwashers $100–$300. Service call fee is $75–$150 on top. Seattle-area labor rates sit at $110–$155/hr — higher than the national average. We apply the diagnostic fee toward the total if you approve the repair.

Should I repair my appliance or buy a new one?

If the repair exceeds 50% of a new unit's price — replace it. Age is the deciding factor: fridges last 10–18 years, washers 10–13, dishwashers 9–12. Past the midpoint with a major component failure (compressor, transmission, control board) — time to shop. In Kirkland, Lake Washington humidity wears out seals and gaskets faster than inland areas, so factor in cascading failures when an older appliance already shows multiple signs of wear.

How much does it cost to replace a furnace or heat pump in Kirkland?

Eastside prices run above national averages. Furnace only: $5,000–$8,000. Central AC: $5,500–$9,000. Heat pump: $9,000–$19,000. Full system: $11,000–$18,000. Ductwork modifications add $2,000–$6,000 — common in older Norkirk and downtown homes. PSE rebates and the federal 25C tax credit can knock up to $2,000 off a qualifying heat pump install.

Is a heat pump or a gas furnace better for Kirkland's climate?

Heat pump — for most homes here. Kirkland winters hover at 35–50°F, which is the efficiency sweet spot for heat pumps. One unit handles both heating and cooling, and summers on the Eastside keep getting hotter. The exception: during rare deep freezes (like January 2026), heat pumps lose efficiency. A dual-fuel setup with gas backup covers those extremes. If your home has no gas line, a modern variable-speed heat pump handles 95% of the year on its own.

How often should I service my HVAC system in the Kirkland area?

Twice a year — spring and fall. The fall visit matters most here: furnaces and heat pumps fail on first cold start after sitting idle through damp summer months. Replace filters every 60–90 days. Near Totem Lake construction zones, check monthly — dust clogs filters fast and can burn out a blower motor in weeks. Homes within a quarter mile of Lake Washington should consider a third annual visit due to accelerated mold and condensate buildup.

Why do appliances and HVAC systems break down faster near Lake Washington?

Humidity. Kirkland's lakeside microclimate is measurably damper than Redmond or Woodinville just a few miles east. That extra moisture corrodes condenser coils and electrical contacts, grows mold inside ductwork (especially in Moss Bay, Houghton, and Lakeview), and degrades rubber seals on refrigerators and washers years ahead of schedule. A crawlspace dehumidifier and more frequent maintenance are the best countermeasures.
