Commercial Dishwasher Repair in Kirkland, WA

When a commercial dishwasher breaks down, your kitchen backs up within minutes — dirty dishes stack up, cooks run out of clean pans, and health code compliance gets shaky fast. Kirkland’s restaurants, from the high-volume spots near Totem Lake to the independently owned cafes along Park Lane, rely on dish machines that cycle hundreds of racks per day. We repair commercial dishwashers on-site with same-day service across Kirkland and the Eastside.

Common Commercial Dishwasher Problems in Kirkland

Dishes not coming out clean — clogged wash arms, a failing wash pump, low water temperature, or incorrect detergent concentration. Scale buildup from Kirkland’s water supply is a leading cause of wash arm blockages in local restaurants.

Water not draining after the cycle — a clogged drain screen, a failing drain pump, or a blocked drain line. High-volume kitchens generate food debris that overwhelms the drain system, especially during peak service.

Dishwasher not reaching sanitizing temperature — a failing booster heater, a scaled-up tank heating element, or a malfunctioning temperature sensor. King County health code requires 180°F final rinse for high-temperature machines. Falling short means a potential citation.

Water leaking from the door — worn door gaskets, a misaligned door latch, or a cracked wash tank. Kirkland’s humidity accelerates gasket deterioration, and a leaking dishwasher creates a slip hazard on the kitchen floor.

Machine not starting or stopping mid-cycle — a failed door switch, a control board error, or a tripped high-limit safety. Commercial dishwashers have multiple interlock switches that must all read correctly before the machine cycles.

Chemical dispenser not dosing properly — a clogged dispenser line, a worn peristaltic pump, or an empty chemical container that the sensor did not detect. Low-temp sanitizing machines depend on precise chemical dosing to pass health inspection.

Hobart Dishwasher Repair

Hobart dominates the commercial dishwasher market in Kirkland — the AM15, LXeR, and CL series are installed in restaurants and institutional kitchens across the city. Hobart dishwasher repair is our single highest-volume commercial service call. Common Hobart issues include booster heater failure, wash motor burnout, control board errors, and door gasket wear. We carry Hobart-compatible heating elements, wash pump motors, and gasket kits on every service vehicle. Hobart machines are built to last 15+ years, so repair almost always makes more sense than replacement.

Jackson Commercial Dishwasher Repair

Jackson dishwashers — the DishStar and Avenger series — are popular in mid-volume Kirkland kitchens. Jackson machines share some design DNA with Hobart but use their own control systems and pump configurations. We handle wash pump replacement, rinse arm service, temperature sensor diagnostics, and chemical dispenser repair on all Jackson models. Scale buildup from local water is a recurring issue on Jackson heating elements — we descale as part of every service visit.

Ecolab and Hobart Chemical Dishwasher Repair

Low-temperature chemical sanitizing dishwashers from Ecolab and Hobart’s low-temp line require precise chemical dosing to meet health code standards. We repair peristaltic pumps, chemical sensor systems, rinse injectors, and control boards on these units. If your low-temp machine is not passing sanitizer test strips, the problem is usually a dosing pump failure or a clogged injector — both are quick fixes.

Conveyor and Door-Type Dishwasher Repair

High-volume Kirkland operations use conveyor dishwashers from Hobart, Jackson, and Champion. We repair conveyor drive motors, curtain replacements, rinse arm assemblies, and tank heating elements. Door-type machines — the standard for most Kirkland restaurants — need wash pump, heating element, and gasket service most frequently. We service both configurations on-site with parts stocked for same-day completion.

Most commercial dishwasher repairs in Kirkland cost $200 to $550. Gasket replacements and drain pump fixes are on the lower end. Booster heater replacement and wash motor swaps run higher — typically $400 to $550 including parts. Hobart repairs tend to cost slightly more due to parts pricing, but the machines last long enough to justify it.
The most common cause in Kirkland is a failing booster heater that cannot reach the 180°F rinse temperature required by King County health code. Scale buildup on the heating element is often the root problem — Kirkland's water accelerates this. On low-temp machines, it is usually a chemical dosing pump failure. Either way, it is a same-day fix.
Every three to six months depending on volume. High-volume Kirkland restaurants running 100+ racks per day should schedule quarterly maintenance including descaling, gasket inspection, and wash arm cleaning. Lower-volume operations can stretch to six months. Kirkland's water chemistry makes descaling especially important — skipping it leads to booster heater failure.
Yes. Undercounter units from Hobart, Jackson, and CMA are common in Kirkland bars, cafes, and smaller restaurants. We service wash pumps, heating elements, door latches, and control systems on all undercounter models. These compact machines take the same abuse as full-size units in a tighter package, so gasket and pump wear tends to show up sooner.

Our refrigerator stopped properly cooling. While it wasn't completely out. it just wasn't cool enough to keep things fresh. Called Hotwire on Friday. Technician came out Saturday morning. Vlad is a young fellow but very knowledgeable. He quickly diagnosed the problem which was a frozen stuck fan. After removing the freezer tray, he pulled out his magic steamer gadget and defrosted the coils. He did a thorough job cleaning up and putting everything together. Happy to have things running again ahead of Superbowl Sunday.

The team here was great. I had an issue with a dishwasher, they were quick to diagnose it and informed us of reasonable alternatives. We chose to repair it, they ordered the part and installed it. Throughout, they were communicative, helpful, and nice. The price was reasonable as well. I'd go back to them for any appliance issues in the future!

My LG fridge/freezer stopped cooling. I called Rain City around 8pm, and they were able to get a technician out before Noon the next day. After inspecting the problem the tech informed me that the compressor went out, which is a somewhat common problem on LGs. He'd be able to fix it right away if I wanted. Given the labor needed to replace the compressor, I decided to just replace the refrigerator instead.
I was pleased how he explained the issue and presented me with various options. I'd definitely recommend.
