Ductless Mini Split Installation in Kirkland, WA

Ductless mini splits are the fastest-growing HVAC solution in Kirkland — and for good reason. Hundreds of Kirkland homes were built without ductwork, and adding traditional duct runs to a finished house costs more than most homeowners want to spend. A mini split system delivers both cooling and heating through a compact wall-mounted unit with no ductwork required. We install single-zone and multi-zone ductless systems across Kirkland with proper sizing, placement, and installation practices that match this climate.

Choosing the Right Mini Split System in Kirkland

Single-zone versus multi-zone — A single-zone system (one outdoor unit, one indoor head) costs $3,500 to $6,000 and is the right choice for cooling and heating one room or area. Multi-zone systems connect two to five indoor heads to one outdoor unit and can condition an entire home for $8,000 to $18,000. The decision depends on how many rooms need service and whether the home has any existing heating.

Wall-mount versus ceiling cassette versus ducted — Wall-mounted heads are the most common indoor unit type. Ceiling cassettes mount flush in the ceiling for a cleaner look but require accessible ceiling space. Ducted mini split units hide in an attic or closet and deliver air through short duct runs. Kirkland homes with low ceilings or open floor plans often benefit from the ceiling cassette or ducted option.

Sizing for Kirkland’s climate — Oversizing is the most common installation mistake we see from other companies. An oversized mini split cools the room too fast, shuts off before removing humidity, and leaves the space cold but clammy — a real problem in Kirkland’s already-humid air. We size every system using Manual J calculations that account for insulation, window area, sun exposure, and local humidity levels.

Placement of the outdoor unit — The condenser needs clearance for airflow, protection from roof runoff, and a location that minimizes noise impact on neighbors. Kirkland lots are often tight, especially in Norkirk and Houghton, so placement takes more thought than in suburbs with wider setbacks.

Electrical requirements — Most mini splits require a dedicated 20-amp or 30-amp circuit. Older Kirkland homes with 100-amp panels may need a panel upgrade before installation. We assess the electrical capacity as part of every estimate.

Mitsubishi Mini Split Installation

Mitsubishi is the most-installed ductless brand in Kirkland by a wide margin. The M-Series and P-Series wall-mounted units cover residential and light commercial applications. Mitsubishi’s Hyper-Heating INVERTER (H2i) models deliver full heating capacity down to -13°F, which handles Kirkland’s coldest nights without backup heat. We are experienced with the full Mitsubishi lineup including multi-zone branch box systems that connect up to eight indoor units to a single outdoor compressor. Mitsubishi mini split installation cost in Kirkland starts at $4,000 for a single zone.

Daikin Mini Split Installation

Daikin ductless systems have gained ground fast in Kirkland — the FIT system and the Aurora series are competitive with Mitsubishi on efficiency and quieter in operation. Daikin’s one-to-one systems are well suited for single-room additions, ADUs, and home offices. Multi-zone Daikin systems use the Sky Air or Multi-Split platforms. We install all Daikin configurations and handle the refrigerant line sets, condensate routing, and electrical connections. Daikin installation pricing in Kirkland is comparable to Mitsubishi.

Fujitsu Mini Split Installation

Fujitsu Halcyon mini splits are a strong mid-price option for Kirkland homeowners. The XLTH series offers cold-climate heating performance that rivals Mitsubishi’s H2i line. Fujitsu’s compact outdoor units work well on Kirkland properties where space is tight. We install Fujitsu single-zone and multi-zone systems for both wall-mount and ceiling cassette indoor units. Fujitsu systems are straightforward to maintain, which matters in Kirkland’s dusty pollen season.

Multi-Zone Whole-Home Mini Split Installation

A multi-zone mini split system can replace a full HVAC system in a Kirkland home. We install three-zone, four-zone, and five-zone configurations that provide independent temperature control in every room. The outdoor unit connects to each indoor head through individual refrigerant lines, so each zone heats or cools independently. Whole-home mini split installations in Kirkland typically cost $12,000 to $18,000 depending on the number of zones and the brand. PSE rebates and federal tax credits can reduce that by $1,500 to $2,000.

Ducted Mini Split Installation

For homeowners who want ductless efficiency without visible wall-mounted units, ducted mini splits are the answer. The indoor unit installs in an attic, closet, or crawl space and connects to ceiling or floor registers through short duct runs. Ducted mini splits work well in Kirkland homes with partial existing ductwork or in open floor plans where a single concealed unit can condition a large area. We install Mitsubishi, Daikin, and LG ducted indoor units.

Single-zone mini split installation in Kirkland costs $3,500 to $6,000 depending on brand and BTU capacity. Multi-zone systems run $8,000 to $18,000 for two to five zones. Mitsubishi and Daikin are at the higher end of the range. Federal tax credits and PSE rebates can offset $1,500 to $2,000 on qualifying heat pump mini splits.
Yes. Modern cold-climate mini splits from Mitsubishi, Daikin, and Fujitsu deliver full heating capacity down to -13°F. Kirkland winters typically stay between 35°F and 50°F — well within the efficiency sweet spot for heat pump mini splits. Many Kirkland homeowners use mini splits as their primary heating source and save 30 to 50 percent compared to baseboard electric heat.
One zone per room or area that needs independent temperature control. A typical three-bedroom Kirkland home uses three to four zones — one per bedroom and one for the main living area. Open floor plans often need fewer zones since one larger head can cover the connected kitchen and living space. We assess your layout and recommend the right number during the site visit.
Single-zone installation takes four to six hours. Multi-zone systems with three or four indoor heads take one to two days. We complete most installations within a week of the signed estimate. If electrical panel upgrades are needed, that may add a day. Every installation includes commissioning — we verify heating and cooling operation, check refrigerant charge, and walk you through the remote control.

Why Choose Our Mini Split Installers in Kirkland?

Mini split installation looks simple from the outside — mount a head on the wall, connect a line set, turn it on. But poor installation causes more mini split problems than equipment failure. An improperly charged system loses efficiency. A badly routed condensate line floods the wall. A line set with a poor flare connection leaks refrigerant within a year.

Manual J sizing — every system is calculated for your specific rooms, not estimated.
Proper vacuum and charge — we pull a deep vacuum on every line set and verify refrigerant charge with digital gauges.
Clean installation — line sets are routed through a line hide or inside the wall, not draped across the siding.
Permit and inspection — we pull all required King County permits.

Our refrigerator stopped properly cooling. While it wasn't completely out. it just wasn't cool enough to keep things fresh. Called Hotwire on Friday. Technician came out Saturday morning. Vlad is a young fellow but very knowledgeable. He quickly diagnosed the problem which was a frozen stuck fan. After removing the freezer tray, he pulled out his magic steamer gadget and defrosted the coils. He did a thorough job cleaning up and putting everything together. Happy to have things running again ahead of Superbowl Sunday.

The team here was great. I had an issue with a dishwasher, they were quick to diagnose it and informed us of reasonable alternatives. We chose to repair it, they ordered the part and installed it. Throughout, they were communicative, helpful, and nice. The price was reasonable as well. I'd go back to them for any appliance issues in the future!

My LG fridge/freezer stopped cooling. I called Rain City around 8pm, and they were able to get a technician out before Noon the next day. After inspecting the problem the tech informed me that the compressor went out, which is a somewhat common problem on LGs. He'd be able to fix it right away if I wanted. Given the labor needed to replace the compressor, I decided to just replace the refrigerator instead.
I was pleased how he explained the issue and presented me with various options. I'd definitely recommend.
